| PROBLEM: |
| A 1000 sq. ft. two-tier
wooden deck over a breezeway built in the early 80's used
trusses which ran parallel to the building. Artificial
turf was applied as deck covering. Moisture pooled under
the turf and towards the building, creating leakage between
building and deck, and into one wall of the pro shop underneath.
Around 1988, an attempt was made to repair the deck using
slope strips and a new covering of plywood over the first
layer. Metal flashing was used to deflect rain from the
building onto the deck but was poorly caulked. Again,
moisture was trapped by the artificial turf creating separation
of the top sheet of plywood. |
| SOLUTION: |
| Steel railing and artificial
turf were removed, and top layer of plywood replaced with
5/8" T/G. The lower deck level was raised to make the
entire deck one level. Joists were reconstructed to produce
the desired slope. Duradek material was run up alongside
the brick building, and secured by butyl tape and L-trim
screwed into the brick. Outside perimeter finished in
galvanized drip edge with the Duradek PVC clip system.
Soft spikes were made mandatory by the golf club following
Duradek installation. At the request of club members,
metal railing was replaced with Durarail glass aluminum
railing system to provide a clearer view of the golf course
from the deck area. |
| Job Notes: |
| In the summer of 1998,
2 sheets of plywood were wrapped with DURADEK SUPREME
Granite and laid on top of the old deck to test it's durability.
Very few metal spike marks were noticeable, but the Ultra
product was recommended for permanent installation as
it is more appropriate for commercial, high traffic areas.
